Architectural Review Form

Fellow MacGregor Downs Homeowners:

We appreciate your commitment to maintaining the vision of our esteemed neighborhood as much as we enjoy working to keep it beautiful. The following projects require submission through the Architectural Board Committee prior to engaging in the new project:

  • Exterior Architectural changes to the exterior of the home including room additions, porch and deck construction, paint color changes, roof color changes, and roof dormer additions.  This includes the tear down of an existing home.
  • Landscape enhancements requiring grading and topographical alterations such as large planting beds, retaining walls, and fences.
  • Hardscape enhancements such as patios also require approval prior to construction.

Projects that do not require permission from the Architectural Board prior to completion are items that prove imminent harm to the integrity of your home.   Items such as rot repairs on the exterior of the home or tree removal do not require approval.

Submit all requests for changes or additions to MacGregor Downs Homeowners Association at the address listed above. Please attach any drawings and/or sketches that will aid in making a decision regarding your request.

  • 1. Please provide a brief description of the proposed improvements including site material and colors.
  • 2. Please attach two sets of drawings to this request showing all proposed improvements including relationships to existing structures, landscaping and lot lines.

    A. Plot Plan — “top down view” — the improvement should be drawn on a copy of your lot survey to show where the change will be placed.

    B. E1evation(s) — “side, front and rear view(s) — one or more as necessary.

    • 3. Attach a complete hardscape and landscape plan showing property lines. NO fence, wall, hedge, or mass planting shall be permitted to extend beyond the minimum building set-back line established or within 70 feet of the rear lot line or within 70 feet of the maintenance easement line of the GOLF COURSE, LAKE OR COUNTRY CLUB, except upon the approval by the MDHOA and the MDCC.

        • 5. This approval request is for the HOA and or Club’s approval. A permit and inspection by the Town of Cary may be needed.
        • 6. When the committee reviews this request your neighbors have the right to comment and present views about your requested improvements. This is not for their approval, it is only to make them aware that there will be changes “next door or across the street”. Please obtain signatures from all property owners having adjoining lot lines with your property, and all property owners who would reasonably view the improvement from their property, i.e. across the street. If signatures are missing, the request can be denied as incomplete. If this should happen, you would need to resubmit with the required information in order to get the request reviewed for approval.
        • 7. Any homeowner who’s lot adjoins the Golf Course, Lake, or Country Club will be required to submit their request to the Club for it’s approval.
