COSTCO UPDATE
The MacGregor Downs HOA has received several emails/calls from residents concerned about the plans for a Costco in the MacGregor Village shopping center. In an effort to provide as much information as possible we have received the following information from the town of Cary and encourage each resident to contact the town if you have further questions or would like your concerns to be known.
You may contact the town and town council by telephone, email, or by postal mail. Please follow this link to contact the town: http://www.townofcary.org/Contact_the_Town.htm

The following is guidance that the MacGregor Downs HOA has received from the town on the project thus far:
Nothing has yet been approved by the Town of Cary. In fact, no official plans have even been submitted for review. Back in September 2011, Town staff held a “pre-submittal” meeting with representatives from Costco to discuss a "conceptual plan" to remove all the current buildings except for the existing bank (at the corner of Edinburgh and Highway 64) and replace them with an 147,000 square foot store and an associated gas station. This pre-application meeting is a typical first step in the development process. That conceptual plan does not constitute a formal submittal so there is no decision before the Town.
Since the property has existing General Commercial (GC) zoning, a Costco retail store is a permitted use. The next step in the process would be for the applicant to submit a site plan that meets Town requirements. Staff does not yet know whether or not – or when – an applicant might submit a plan for development. And until there is something to evaluate, we cannot guess about potential traffic impacts.
Upon the submission of a site plan, the Town will ensure that any proposal meets land development ordinances, including applicable traffic and transportation requirements.
Should you have further questions you can contact the Planning department at:
Go to the bottom of the page and select “Active Projects in the Review Process (sorted alphabetically) or (sorted by date).” Or you can also register and create an account on our online plan review page and see what’s going on: http://townofcary.contractorsplanroom.com/secure/
When a site plan is submitted it typically undergoes several cycles of review. At the beginning, staff conducts an initial review (to determine submittal completeness and ensure that it isn’t off track). Then, when a 2nd submittal is received, landowners are notified within 400’ that a plan is under review. This is not required by law, and it should not be viewed as an opportunity to deny a project if it meets the zoning and development requirements, but allows interested parties to look at the plan and offer comments. This is something we do as a courtesy to adjoining property owners.

Keeping a Look Out on Your Neighborhood!
The Board and the Town of Cary Police Department always feel that it is good to remind our neighbors to observe suspicious activity in the neighborhood and to report it to the Town of Cary Police Department at 919-469-4012.
It is important to lock all of your doors, especially the one that leads from the garage to your residence, not leaving valuables in vehicles (particularly purses, computers, GPS units, etc.) Pay attention to your pets if they alert to sounds in the middle of the night, particularly when it seems out of character for them. Make note of unfamiliar vehicles or persons who are seen in the neighborhood (any time of day), and please do not hesitate to call the Town of Cary Police Department to investigate ANY suspicious activity.
If calling in a vehicle, please try to note as many identifying features as possible (make, model, color, tag #, race and sex of occupants, last known location, last known direction of travel, etc...) WE know in the heat of the moment, it's nearly impossible to get ALL of that information, but the more we know to tell the Police Department, the better chance they will have of locating it and determining whether or not they are there for lawful reasons or otherwise.
The Board is presently reviewing a Neighborhood Watch Program over the summer, more details to follow so stay tuned to our website www.macgregordowns.com
Thank you Neighbors for your cooperation and due diligence.
